A ground-plus-62-floor Grade A tower a minute from Sheikh Zayed Road and Business Bay Metro Station. Typical floor plates run from 10,500 to 11,500 sq ft, sold as full floors, half floors or individual offices.
A typical plate of 10,500 to 11,500 sq ft, with control over layout and fit-out across the whole floor.
Roughly 5,250 to 5,750 sq ft, for established teams sharing the floor with one other occupier.
Up to four offices per floor, with approval being sought for eight. If approved, the smallest office would be around 1,250 sq ft.
Four or five dedicated amenity floors, an automated parking system, 24 passenger lifts, a service lift and two dedicated lifts in the parking building.
All figures are indicative and subject to final confirmation by Ellington. Ellington has confirmed the name as Berkeley Tower; before the announcement it was referred to in the market as The Langston and as Atelier by Ellington.
Indicative pricing is AED 4,500 to 5,000 per sq ft, to be confirmed at launch. On those figures, the main office formats would fall in these ranges:
| Format | Approx. size (sq ft) | Indicative price (AED) |
|---|---|---|
| Individual office (if eight per floor is approved) | From 1,250 | From 5.6m |
| Quarter floor (four offices per floor) | 2,600 to 2,900 | 11.8m to 14.4m |
| Half floor | 5,250 to 5,750 | 23.6m to 28.8m |
| Full floor | 10,500 to 11,500 | 47.3m to 57.5m |
Half the purchase price is paid during construction and half on completion, which keeps capital free for longer on a 2031 handover. The booking amount and instalment schedule come with the launch pack.
Projected gross rental yield. At AED 4,500 to 5,000 per sq ft, that range needs rents of roughly AED 270 to 400 per sq ft a year; Grade A space in Business Bay was being marketed at AED 260 to 375 in October 2026, and new buildings typically let at the top of the market.
Prices above are worked from the developer's indicative per sq ft range and typical floor plates; they are not a price list. Yield is a projection, not a guarantee. See Business Bay office prices and rents in 2026 for the data behind it.
Four or five floors are given over to amenities, planned around the working day as much as the office itself.
Amenities are indicative and subject to Ellington's final specification and, where stated, regulatory approval.
